Yes. As part of intermediation, we can explain the rate, APR, fees, insurance, linked products and repayment conditions of your offer and compare them objectively with other offers obtained. We may negotiate with the same bank or approach other lenders. This does not include a personalised recommendation to take out a particular loan.
In some cases, yes. Banks typically finance up to 80% for residents in Spain, but some borrower profiles may qualify for 90% or even 100%. We assess whether higher financing is realistic before approaching lenders.
For non-residents, the maximum financing available is 70% of the property value.

Yes. Banks generally prefer to see at least two years of self-employed activity with stable, declared income, but this is not always required.

Potentially, yes. Financing through a company is assessed differently from a personal residential mortgage. The bank will review the company’s activity, income, accounts, ownership structure and repayment capacity.
Conditions are usually less favourable than for an individual buyer. As a general benchmark, financing may be limited to around 50% of the property value, with a term of up to approximately 15 years. The final conditions depend on the company, the property and the lender.
A rejection does not always mean your profile cannot be financed. The issue may be how the case was prepared, which bank reviewed it or whether it was presented to the right decision-makers.

If a bank signals early that the case is unlikely to pass, we usually adjust the strategy rather than pushing it towards a formal rejection and losing valuable time.
